What Abode is

Abode helps owners of rental property track income, expenses and returns, prepare leases, handle maintenance requests and screen applicants. It is software, not a property manager, law firm, accountant, lender or consumer reporting agency. Figures, lease templates and screening recommendations are tools to help your decisions; you remain responsible for them.

Your account

You sign in with a link sent to your email. Keep access to that email secure; anyone who can open it can sign in as you. You must be at least 18 and able to enter a contract.

Plans, trial and billing

Tenant screening is free for landlords. Paid plans are monthly: First Key $10, Estate $15, Empire $20. New accounts get 14 days with every feature unlocked and no card required. Payments are processed by Stripe; we never see or store your full card number.

Subscriptions renew each month until you cancel. When a trial ends without a plan, or a subscription ends, paid features lock and your data stays in your account. Prices may change with at least 30 days' notice by email.

Tenant screening

Applicants pay their own screening fee when they complete checks, as permitted by the law of the property's state. If you use screening, you agree to use consumer reports only to evaluate rental applications, to follow the Fair Credit Reporting Act and fair housing laws, to apply your screening criteria consistently, and to send adverse-action notices when required. Abode provides the tools for this, but the decisions are yours.

Your data

You own what you put into Abode. You can export or delete it at any time from the app. You are responsible for having the right to enter information about your tenants and applicants. Our privacy policy explains how we handle it.

Acceptable use

• Don't use Abode to discriminate against applicants or tenants, or to break any law.
• Don't try to access other accounts, overload the service, or work around plan limits.
• Don't send spam or harassment through tenant or applicant links.

We may suspend accounts that break these terms.

Disclaimers and liability

Abode is provided "as is". We work to keep it accurate and available, but we don't guarantee it will be error-free or uninterrupted, and nothing in it is legal, tax or financial advice. To the extent the law allows, our total liability for any claim is limited to what you paid us in the 12 months before the claim, and we aren't liable for indirect or consequential losses.
