Privacy Policy

What Abode collects, why, who helps us process it, and the choices you have.
What we collect
- Your account: email address, name if you give it, and sign-in records.
- What you enter: properties, loans, income and expenses, leases, tenants, vendors, maintenance requests and documents you upload.
- From tenants and applicants: repair requests, rental applications, and a signed screening authorization (with the IP address and browser it was signed from).
- Screening results: summaries of credit, background, income and employment checks. Social Security numbers, dates of birth and raw bureau reports stay with the screening provider; we don't store them.
- Payments: handled by Stripe. We receive your plan and whether payments succeeded; your card details stay with Stripe.
How we use it
To run the service: calculate your numbers, show your dashboard, deliver tenant and applicant links, send sign-in emails and notices, process payments, prevent abuse and support you. We don't sell personal information or use it for advertising.
Who helps us
- Supabase (database, sign-in and file storage) and Vercel (hosting)
- Stripe (payments) and Cloudflare Turnstile (bot protection on sign-in)
- Anthropic (reading mortgage statements you choose to upload)
- Postmark (emailed notices) and screening partners such as Plaid Check, only when screening is used
Each processes data only to provide its part of the service.
How long we keep it
Your data stays until you delete it or close your account. Screening report summaries are deleted 25 months after a decision. Screening consent, decision and adverse-action notice records are kept 5 years, the Fair Credit Reporting Act's limitation period.
Your choices
Export or erase your data at any time from the app. To close your account, or to ask what we hold about you (including if you're a tenant or applicant of an Abode landlord), contact vndrpos@gmail.com. We respond within 30 days.
Security
Data is encrypted in transit and at rest. Every landlord's records are walled off from every other landlord's at the database level, and files are stored privately.
